To confirm your admission to the tour, please bring your ticket (attached to the confirmation e-mail) and/or a valid photo ID to the registration area at Braxton Brewery Company on April 19 beginning at 10:00 a.m. The event begins at 10:00 a.m., but feel free to show up at registration anytime between 10:00 a.m. and 3:00 p.m. to begin your tour. At the registration area you will receive an official event ticket that is your admission into each of the 12 properties. You will also receive an information packet with a map, additional details about each of the properties, and a list of coupons to local businesses!

The City of Covington has undergone a dramatic transformation over the last three years, and therefore has created a precedent for urban renaissance in the region. Over the past three years, more than $20 million in new development has occurred and another $165 million is in the works that has new residents, businesses, and visitors flocking back to the city's core. The swift recovery is largely a result of developments that will be featured on this tour in April!
Beyond the Curb features the City of Covington on April 19, 2015. The tour will expose twelve unique properties in Covington’s dynamic Licking Riverside, Pike Street Corridor, and MainStrasse Village neighborhoods. In true urban fashion, we encourage tour goers to go beyond the curb by walking, biking, or carpooling to each of the tour stops. Free parking is also available in each of the featured neighborhoods.
As the saying goes: “Birds of a feather, flock together!” We encourage you to wander with your friends and family as you explore urban living, Covington-style. Curiosity is for the birds—come experience urban living firsthand in April!
220 PIKE STREET
220 West Pike Street, Covington, KY 41011
Get a sneak peak of a project currently under construction by visiting 220 Pike Street. This three-story building will set a new standard for the corridor. It will consist of a mix of uses including a single-family residence for homeowners and true urban pioneers Dave and Marisa Meyer, as well as ground floor co-working space for Covington’s emerging entrepreneurial community. The building will be one of the first LEED Certified (green) buildings in the corridor and is an excellent example of how energy efficiency and sustainability can be incorporated into the renovation of a historic property.

Not every historic home has to look historic inside, and 422 W 7th Street takes tour goers beyond the traditional exteriors visible from the curb into a freshly updated interior. When originally built in the 1880’s, Lee Bledsoe’s home was a three-story mixed-use building, likely built for the owners and their family to live above their business located at street-level. Today, the upper floor has been transformed into a spacious loft that combines the best of historic and modern finishes. This tour stop is a great example of how historic buildings and homes throughout MainStrasse have been transformed into quality modern residences.

Catch a sneak peak of an extremely unique project that is currently under construction by Orleans Development called the Boone Block. Built in 1872, the building has an extended history of housing Covington’s residents and businesses. It will soon have new life as nine three-story single-family attached townhomes. However, these are not your ordinary townhomes. The Boone Block’s distinct floor plan unites the garage with the kitchen via a glass wall. This is a MUST-SEE signature project introducing unique, modern, and relevant design to a pivotal intersection within downtown Covington.

Braxton Brewery is Northern Kentucky’s first freestanding microbrewery. It is also a resource for the entrepreneurial community, offering meeting space, co-working space, and high-speed gigabit internet service. The former site of Covington’s largest wholesale grocer operation, the Market Lofts is a transformative historic renovation project in the Pike Street Corridor. This is a comprehensive rehabilitation of two adjoining structures into 15 market-rate apartment units by Orleans Development. The Market Lofts offers studio and one-bedroom units ranging in size from 700 – 1,200 square-feet. The building embraces its central location within the corridor and downtown Covington and offers convenient access to a number of local and regional amenities.

The Mutual Building consists of 15 one-bedroom market-rate loft-style apartment units and 11,000 square-feet of ground floor commercial space. Located at a prominent intersection in the heart of downtown Covington, the Mutual Building is a symbol for this River City’s revitalization. The renovated structure offers a seamless combination of historic architecture and contemporary interior design. The River City News and flow - a shop for men (complete with an in-house barbershop called Cutman Barbershop) have signed leases for two commercial spaces. The Mutual Building's renovation was made possible by a joint venture between Ashlet Commercial Group and The Salyers Group. Luxury apartments are currently leasing at themutualbuilding.com.

Pike Star was renovated in 2014 into 7 market-rate loft-style studio and one-bedroom units with ground floor office space for UpTech – a business informatics accelerator. The three-story historic building boasts modern interiors complete with upscale appliances, lofty ceilings, and exposed brick. Pike Star was one of the first mixed-use projects to be undertaken in the corridor in years. As a result of the tremendous success of this project, phase two is being constructed next door and will consist of four additional market-rate units and commercial space for Bad Girl Ventures – an incubator for female entrepreneurs. Pike Star was renovated by Orleans Development.

Platform 53 is a membership-based collaborative working (co-working) space for independent professionals, entrepreneurs, mobile workers, and small businesses. Co-working is a part of a larger start-up ecosystem that includes accelerators, incubators, and venture capital funds. Co-working is a fairly new concept to the Midwest. Cincinnati in particular, has only seven co-working communities available in the area. Platform 53 is Northern Kentucky’s first co-working space and is located in the vibrant MainStrasse Village neighborhood and entertainment district. Platform 53 has completely renovated a former single-family residence into a co-working destination. This project provides an example of how formerly vacant single-family homes are being repurposed for new economy businesses.

The Pulse Lofts, constructed by Orleans Development, was the first major investment in the Pike Street Corridor in more than a decade. The upscale apartment project has set the stage for growth in the corridor today. The Pulse Lofts consists of 32 newly constructed apartment units. The building itself is a contemporary reinterpretation of the predominately Italianate architecture that characterizes the immediate neighborhood. Constructed in 1888, Covington’s CFD Engine Co. #4 was removed from service in 1983. At that time, owner and local artist T. Mark Kohlhas with the help of architect Andrew Piaskowy, converted the historic structure into a two-family residence. CJ and Cindy Novack purchased the 127-year-old building and made it their home. Formerly an industrial space, the upstairs is now a single-family, open-floor, loft-style residence with 15-foot ceilings, multiple skylights, and an elevated loft bedroom. The lower level consists of a garage that can park more than six cars, a laundry room, workshop, bathroom, and personal CrossFit gym. The structure has many of the original windows and hardwood floors, which have since been refinished. The Firehouse is a testament to the diverse product offerings in the River Cities.
